Type's of Easements:

Easement in Gross: This type of Easement usually benefits a person or commercial interest. Utility companies are the easements we will typically hear most about. Town meetings discussing if electrical wires or a cell tower can be put up are discussions regarding gross easements.

Appurtenant Easement: This type of Easement usually benefits the land or a homeowner. Imagine a driveway extending from someones garage through someone else's property into the street. If your neighbor blocks your driveway you'd have to take a helicopter out of your home. The property where the appurtenance originates from, in this case the house with the driveway extending through the garage will have the rights to the driveway and when the property is sold or transferred the appurtenance will go along with it.
