Special Improvement District
Special Improvement Districts, or SID’s as they are more commonly called, are essentially identical to LID’s in that they are money paid to a governing body for items used for basic daily function, i.e. sidewalks, streetlights, fire hydrants, etc. Just like LID’s, SID’s are either paid by the builder and incorporated into the HOA or the price of the house, or passed directly onto the consumer and in the form of a bill once or twice a year.

Difference between SID’s and LID’s

The main difference is that LID’s are formed by a county while SID’s are formed by a municipality. The money is used essentially for the same thing. Master-planned communities are typically funded using SID’s.
