Gift of Equity
The sale of a home, made to a family member or someone with whom the seller has a previous relationship with, for a sale price below market value. The difference between the sales price and the market value of the home is called a gift of equity. All lenders have different rules when it comes to gifts of equity, but most lenders do allow the gift to count towards the down payment of the home.
