Gap Financing or Gap Loans are essentially an umbrella term that covers any type of loan that slots behind a first lien and allows a borrower to move into a home with little or no down payment. Gap financing typically comes in the form of either a HELOC or bridge loan. With a bridge loan the buyer has an existing house on the market but because of the circumstances has purchased a new home prior to selling the old home. Gap Financing is occasional financed by the seller - essentially by not taking a full pay off at the time of purchase and charging interest on the unpaid portion until the buyers previous house sells.
