The identification of whether a tenant in commercial financing is an investment grade tenant with a BBB or higher rating, as defined by Standard & Poor's. Standard and Poor's is the world's foremost and best known provider of independent credit ratings, indices, risk evaluation, investment research and data.

 

This type of identification is so important in dealing with commercial mortgage for several reasons:

-The tenants lease terms (monthly rate etc.) are dependent on their credit worthiness

-The lessor’s willingness to rent their property will largely depend on the lessees Credit Rating

-As in any other form of lending, the higher the credit rating, the more dependable and insurable the customer.
