How is my debt to income ratio calculated by my lender?

Two numbers are used when calculating your debt to income ratio.  The first number is the amount of the payment for the intended mortgage.  The second is all debt, as provided on your credit report. For example, a car loan payment and minimum credit card payments would be used to calculate your DTI. Other payments, such as utility bills, would not be included.
