Gross Leasable Area (GLA)
The total area that is used for rental space in a building, measured in square feet.

While many buildings may have zero square footage that is not included in the GSA, more often than not, buildings are going to have some common area that they will not be collecting rent on.

Examples of non-GLA items are:

  • Elevators
  • Stair Wells
  • Shared Bathrooms (the kind that require a key attached to a 2 X 4)
  • Shared Hallways
  • Lobbies

 

Example

An owner of building in New York constructs a 10 Story Office building in Midtown - all the surrounding buildings have elaborate lobbies that consume the entire first floor. The building has 100,000 sq ft. total. The lobby, which is non-GLA, is 10,000 sq. ft. The elevator, bathrooms and stairwells account for another 5,000 sq. ft. The total GLA on this building would be 85,000 sq. ft.
